The Challenge
WACO Associates, Inc., the first nationwide filter distributor in the U.S., suddenly found itself in need of new Tampa facilities. Headquartered in Norristown, PA, with locations coast to coast including Puerto Rico, WACO leased office/distribution facilities in downtown Tampa. Resource Realty Group sold the building being leased by WACO, bringing about their sudden need for new facilities. Resource was recommended to WACO by the Trustee involved in the disposition of the building, which was sold in a 1031 tax deferred exchange. After a positive interview, WACO selected Resource to represent it in the acquisition of a new building.
The Solution
After analyzing the market and developing a clear understanding of WACO’s needs, Resource identified a number of properties that basically met those requirements. WACO considered the properties but was not compelled to act as there were no options on the market to fit their exact needs.
Relying upon its expertise in Real Estate Consulting Services, Resource recommended using a turnkey design-build approach to move forward, and WACO enthusiastically embraced the solution.
In order to give WACO sufficient time to complete the project, Resource negotiated on its behalf an extension of the lease with Gaspar Properties, the new owner of the downtown Tampa building.
Resource then prepared the RFP documentation to meet WACO’s specific needs. That led to locating an industrial parcel of land off Tampa East Industrial Park, and selecting an experienced general contractor with a project delivery team in place to produce the project. Throughout the process, Resource used its expertise to oversee compliance with the RFP and kept WACO, an out-of-town owner, up to date and well informed.
The Outcome
Due to the Commercial Real Estate Brokerage and Consulting expertise provided by Resource Realty Group, WACO was able to move to a new facility that met its specific needs, allowing for a seamless move from its downtown Tampa location to the new building.

H. Leo Gillman, CPAThe Challenge
H. Leo Gillman, a reputable CPA and partner in one of our area’s most respected and best-known accounting firms, owned a series of interconnected warehouses in the Channel District of downtown Tampa, where he operated a records storage business.
The profitable sale of the business led to his decision to sell the properties, as the Channelside Area was experiencing development activity spearheaded by the announcement of the Victory Lofts, the first new mixed-use project in Channelside. Mr. Gillman interviewed three local Commercial Real Estate Brokers, and selected Resource Realty Group, Inc. to represent him because of its expertise.
The Solution
After Resource received approval of its Marketing Proposal and related documentation, we set out to work on the challenge. Resource identified a target market for the properties and executed a customized marketing plan to reach that particular market through national databases, direct contact with both local and other developers interested in Channelside, and by using other collateral materials.
These efforts brought about several offers, allowing Mr. Gillman to select the one he considered most advantageous. The Sales and Purchase contract was executed with an experienced mixed-use developer, who then added another parcel to properties, and set in motion rezoning, design and remediation work for contamination on part of the properties. Delays in rezoning and in remediation work brought about the need for several contract extensions, all of which were successfully negotiated by Resource.
The Outcome
As a result of the Commercial Real Estate Brokerage expertise furnished by Resource Realty Group, Mr. Gillman successfully closed on the properties and received his funding electronically and without delay. Today, The Place luxury condominiums, shops and art studios are built on the properties.
